Summary of Records

County recorders are required by Utah law to keep abstract records which show by tract, every conveyance, encumbrance or other recorded document pertaining to land within the county (Utah Code, Annotated, 1953, 17-21-6). Abstract Books B-B 4 and Abstracts: Sectional Land Range 10-20 provide a chronological history of ownership and encumbrances for all land in Washington County which lies outside of community surveys. Abstract entries indicate the type of document, note the dates it was created and filed, and name a grantee and grantor. They include a legal description of the property and indicate its location within the section.

Scope and Content

County recorders are required by Utah law to keep abstract records which show by tract, every conveyance, encumbrance or other recorded document pertaining to land within the county (Utah Code, Annotated, 1953, 17-21-6). Abstract Books B-B 4 and Abstracts: Sectional Land Range 10-20 provide a chronological history of ownership and encumbrances for all land in Washington County which lies outside of community surveys. Abstract entries indicate the type of document, note the dates it was created and filed, and name a grantee and grantor. They include a legal description of the property and indicate its location within the section. Abstract entries report where a transaction was acknowledged, name the acknowledging officer, tell when the entry was made in abstract, and indicate the book and page number where deeds or other documents were recorded.

Arrangement

For records created from 1872 to 1948, arrangement is numerical by section with sections ordered as recorded.For records created from 1945 to 1992, arrangement is geographical by township, section and range.

Washington County is organized into six-mile-square townships, identified by distance and direction from the Salt Lake base line and meridian. Each township is identified in terms of range and township, with range being distance west of the Salt Lake meridian, and township being the distance south of the base line. Each township is divided into 36 sections. Washington County occupies townships 37-43 south, at a range of 10-20 west of the Salt Lake meridian. Originally, the county recorder used Abstracts Books B-B4 for sectional land. He began a separate page for each section, and ordered sections chronologically as settlement or activity in that section warranted creating an abstract. He created a separate index to identify page numbers in the books were entries made for particular sections.

In about 1945 the recorder began a new set of books arranged strictly according to section, township and range, with separate pages for each section, divisions for each township, and separate books for each range. The first page of each section identifies the page and book number where entries for that section were last logged in the old system.

These records were acquired from the creating agency through established retention schedules.

Processing Information

Utah State Archives microfilmed abstract record books for Washington County in July 1973, in May 1979, in January and February 1988, and again in January 1994. When this series was processed the 1973 and 1979 copies were deaccessioned, as well as the 1988 copies of range books and the 1994 copies of Abstract Books B-B4. This series was processed by Rosemary Cundiff in June 2001.
